Stephen Development is committed to sustainable development and growth. We are proud to have pioneered innovative affordable housing communities serving seniors and residents of economically challenged areas, in an era when housing is increasingly out of reach for everyday families.
Additionally, we have spearheaded the development of community solar projects in Dunkirk and Clarence, which will provide a combined 20 MW of renewable energy towards the New York State energy grid.
We have also led the way in adaptive-reuse projects, converting and repurposing abandoned motels and aging industrial buildings into modern and luxurious retail, housing, and office spaces.

Our two flagship mixed-use plazas in Clarence, Willow Square and Main Center, boast 90% women and minority-owned businesses as commercial tenants. For our part, we are proud to have many women serving in key management positions within our organization.

In addition to our holdings in Western New York, Stephen Development owns the Del Prado Mall in Cape Coral, Florida. Del Prado Mall is one of the Cape Coral / Fort Myers region’s premier retail power centers.
